|Recommended: YesHave loved our time so far — Our experience so far at Avenue 80 has been great The leasing staff are all incredibly friendly and make sure all of our questions are answered promptly. The maintenance team is great and has taken care of all of our issues very quickly. The property overall is incredibly clean and is cleaned on a regular basis. Hand sanitizer is readily available in all public areas, and all the amenities are kept very clean. Our apartment seems to be built very well and is very quiet. We are very happy with our decision to choose to live at Avenue 80, and would highly recommend it.

The facilities are well maintained and maintenance is prompt and only a few clicks away on the handy Resident Portal App. The location is great. Many nearby restaurants and bars. Nearby pharmacies and grocery stores. Having garage parking available is a plus for bad weather days. Only issue was a heavy walking neighbor above me.

|Recommended: YesGreat place to live, needs more guest parking — We've been here just over 2 months now. Ave 80 has great amenities, a great location, and nice floor plans. The building is generally quiet, though we do still hear loud neighbors screaming children and barking dogs fairly often. Maintenance is quick to check on problems, and the office staff is easy to reach if we have questions or complaints.
Parking is probably my biggest complaint. There is next to zero guest parking - it seems like there are tons of open spots available, but they are all labeled No Residents or Resident Guests. The street parking on 80th and Broadmoor is almost always full or, more recently, blocked for construction. The garage is nice, but can be difficult to drive in safely. There need to be more mirrors at corners, as there have been several occasions where we have almost had a collision with someone coming around the turn unseen. Because the space to drive is so narrow, it requires extra caution just coming in to park.

I know the guest parking is limited, but if you would allow me to review the open spaces for guest and the open downtown parking, I would be glad to! |Recommended: YesModern, top-quality apartments — Great layouts, great staff, and a great location next to downtown Overland Park. The only downside is that street parking is essentially non-existent you'll be paying for a garage spot if you have a car.

|Recommended: NoGreat place to live — Overall Avenue 80 is a great place to live. It is at times difficult for guests to find parking, but residents all have assigned parking. We can hear the upstairs neighbors, but not all the time. Usually this isn't a problem but with everyone quarantining it is a bit more annoying than usual. Other than those two things Avenue 80 has been a great place to live. Everything is clean, and the apartments feel like they were designed.

|Recommended: YesModern, friendly and clean — The whole staff is wonderful, but if you are looking to maybe lease here, talk to Danielle. Throughout the move in process and just for day to day issues or information she has been so helpful. As far as the apartment itself, Shane and other members of the maintenance staff completed our work orders incredibly quick considering we were the fourth of four new move ins on our move in day. On top of that the did a great job too The amenities are almost always spotless. They even clean the pool area throughout the winter when nobody uses it. My wife and I could not be happier living here.
